Newer homes, untouched garages
Most houses here were built in the last thirty years. Builders gave them generous garages, often with room for three cars or two cars and a workshop, and then left the concrete exactly as it came off the trowel. A few decades later, those slabs have collected a familiar set of marks: drips under the minivan, rust rings from a forgotten paint can, scuffs from bikes and scooters, a crack or two that showed up when the soil settled. The garage still works, but it rarely looks like part of a nice home.
A coated floor fixes that in a couple of days. The surface becomes sealed, bright and smooth to sweep. Soccer cleats, wet swimsuits and muddy dog paws stop leaving permanent evidence. For a lot of families, it is the upgrade that finally makes the garage feel finished.
Why the slab matters more than the color
People usually start the conversation by asking about colors and chip blends, and that part is fun. But the life of any coating depends on what happens to the concrete first. Builder slabs are frequently finished very smooth and sometimes treated with a curing compound. Coatings do not bite into that kind of surface on their own. Without mechanical grinding, a floor that looks perfect on day one can let go in sheets the first time a hot tire sits on it in August.
We grind every floor with diamond tooling and HEPA dust collection. That removes curing agents, sealers and the weak surface layer, and leaves a texture the primer can grab. We also check for moisture, since sprinklers along the driveway and lawns pressed against the foundation can push vapor up through the slab.
Summer sun, west-facing doors
Long, dry summers with highs near or above 100 are normal. Garage doors that face west catch hours of direct sun every afternoon. That combination is hard on budget coatings in two ways: the heat softens them, and UV light yellows epoxy that lacks a protective top layer. Our systems use thick, high-solids base coats and UV-stable polyaspartic or urethane topcoats so floors stay firm under hot tires and keep their color near the door.
What we install
- Garage floor epoxy in clean solid colors.

- Commercial epoxy flooring for shops, clinics, gyms and small warehouses.
- Polished concrete for modern interiors and retail spaces.
- Epoxy floor repair for peeling DIY coatings.
- Concrete sealing for patios, pool decks and walkways.
- Driveway coating to refresh stained drives.
- Epoxy countertops for kitchens, bars and workbenches.
Garages that do more
Garages here pull double and triple duty. One bay holds the boat or travel trailer between lake weekends. Another becomes a home gym with a squat rack and rubber mats. The third might hold a fridge, a chest freezer and bulk groceries. Teens practice drums out there. Parents run small businesses from it. Each of those uses benefits from a floor that resists impact, wipes clean and reflects light. We tailor the system to the heaviest use: thicker build under gym equipment, chemical-resistant topcoat in a workshop, extra texture where water drips off a boat.
HOA-friendly work
Many neighborhoods here have homeowners associations. Interior garage floors usually do not need approval, but driveway coatings sometimes do. We can provide product data sheets and color samples for your architectural review submission. Our crews park neatly, keep equipment out of the street when possible and clean up at the end of every day, so neighbors barely notice we were there.
Our process, step by step
Consultation
We visit, measure, test the slab and talk about how you use the space. You see real samples in your own garage light.
Written quote
The estimate lists prep, repairs, system, thickness and timeline. The price you approve is the price you pay.
Prep day
Grinding, vacuuming, crack filling and any patching. On fast systems, this happens the same morning as coating.
Coating
Primer, base, flake or metallic layer and topcoat, timed to the day's temperature.
Handoff
We walk the floor with you and leave care instructions and cure times.
Easy upkeep
A leaf blower or push broom handles most of the dust that blows in during dry months. Mop now and then with warm water and a pH-neutral cleaner. Put plywood or pads under trailer jacks and gym equipment feet. Wipe up fluids before they sit. That is about all a good floor needs.
Questions families ask
How long will the garage be out of use?
One to three days, depending on the system. Polyaspartic floors can often be parked on the next day.
Can you coat a three-car garage in one day?
Often, yes, with a fast-cure system and a full crew. Larger floors or extra repairs may add a day.
Is it safe for kids and pets?
Once cured, the floor is inert. We add texture to reduce slipping and ventilate during installation.
Do estimates cost anything?
No. Visits and written estimates are free.
